ZIPLINE at Delwood/Ravenswood Subdivision

ScienceChic, I appreciate your having moved prior posts and doing the same with this one too as I am an On vs Off sort of sorter, and never quite sure which is the right forum to choose on here.

That said, it is a priority objective on my personal plate, to boost your community website into appropriate position in the community since it is non-exclusive and that is my whole deal too, in Life as well as a poster.

If there is some way to restore my poster name to BuyerAgent, I think that would be less confusing too.

HAVING SAID ALL THAT! I do of course have a strong opinion about the further development of Delwood since my own ex husband painted the place blue as we see it today, and I hunted thistles on that acreage so that kids could play safely there without either running into 285 or a thorny plant with purple bloooms yet! that looked so pretty and was actually as sticky as it looked.

While in process of restoring the acreage around the little blue house, I also located where the other two cabins had once stood there at the same intersection and between the blue house and the fire station. This was a collection of gardened herbs and other plantings clearly established by the prior residents! and not native species but a lovely little patch of intentionally gardened areas instead....the History underneath my hands and knees was in my SOUL and heart, and so it is with gladness that we have a forum to write on freely -- and without cutting one another to ribbons in the process, or it is deeply hoped anyway.

Delwood is a commercially zoned property, and Park County long ago adopted a land use regulation scheme in which the areas closest to 285 will be most densely developed. That was the plan, and a good one. Anyone having purchased in the near-285-corridor on the LUR plat should have been informed by a buyer agent (assuming there was one) that it is LIKELY as opposed to unlikely, that their areas will be more densely zoned and developed in the future -- and the same is true in reverse, the further you get from the highway the less the chances are that someone will file a petition to rezone your place and be successful at that endeavor.

My actual OPINION is that the applied-for use is not nearly as intrusive as some others might be, and the fact the lot is so close to 285 and consists of 35A does in fact (to me) suggest the rezoning will be approved for this applicant or some other future applicant, since Parkco needs to EAT like everybody else and has nothing to SELL and that is the problem of any social unit including this particular County. The applied-for use is not particularly burdensome except in two respects:

1. It should not be approved at all imho without a County requirement to RESTORE the land to its pre-use condition, with a bond in place to secure that actually occurs.

2. The Rezoning should be limited to that use.

The property in question soars amid tall aspens that are so incredible, they deserve to be seen from zipline. The slope is nearly vertical and we can all figure out that that single factor largely controls the use of the lot, right? It is in the development of the STRUCTURES that will attend this location that the zoning application should receive strong County focus, NOT in attaching ziplines to trees. The secured lending owner of the equipment will remove that stuff when it forecloses....

which it likely will, since I agree with those who believe the community has rare residents with $25.00 to spend for a zipline tour with a girlfriend or son -- not to mention Bailey has no fine restaurants as the other Destination Resorts do (such as Durango and Boulder, for instance) so the Infrastructure does not exist and I do not expect the venture to succeed.

Unfortunately! :-( since Bailey DOES need environmentally friendly and SOCIALLY ACCOMMODATING recreation, as opposed to what we see on Pinecam which bears more resemblance to a community debate instead.

Just to keep up the Spirit of Levity, please let me add to my own post about these two funny events related to my efforts at Delwood.

1. A client saw me bent over from behind, and recognized my fanny -- "isn't that our buyer's agent?"

2. A boy on a school bus thought I was MUCH younger, and when I turned around loudly exclaimed in horror, "EWW!! It's Rose's MOM!" and I could hear the echoing EW's behind him, in the bus.

Life is easier when we laugh at ourselves, instead of digging at one another, and that is my Pledge to the Universe this year. :chmptoast:

This is a perfect place for this topic, as it is local news. Your previous post went in the FAQ forum because we have an automatic default that we haven't had a chance to switch yet - when you click on 'New Topic' in the forum menu option above, it defaults to starting topics in our FAQ forum instead of the Campfire like it used to, so it's our fault that it went there when it was better suited elsewhere, my apologies. I need to add that to the to-do list to send to the developer.

Thank you for starting this topic, as it came to my attention just before Christmas but I haven't had a chance to research what this development entails. I'd like to see what the developer has in mind, and what pros/cons there are to this project both from a business perspective and from a community perspective. I believe The Flume is preparing an article on this, but it may be a while before it comes out. Does anyone have any additional information to share? Thanks!

A more broad-scale concern of mine is that the Keyes family foundation is also attempting to develop near there, to my understanding, and I would think that is a well-coordinated GOAL if they can work it out.

When I occupied the Delwood property as a tenant, it was my impression that the commercial use and zoning of the land was not necessarily consistent with the actual development there, and that was my same impression in regard to the property along 285 but a bit further N, of course I am talking about the old restaurant across from Will of Wisp that at least temporarily was used (and well so, I thought) by the Kenosha "thrift store and art outlet" placed there to be consistent with the actual septic and other permits in place.

A good appraiser could determine the best use of both properties and when Bailey gets serious, that will occur no doubt, but in the meanwhile we have a lot of people coming in without a formalized business plan, and the results are boarded-up businesses and encouraging comments from hopeful consumers who just arrived to find the place locked up. If you are driving from Harris Park that is FINE but if you are driving from Westminster you HATE 285 near Bailey, and nobody argues with you down there.

To the extent PERSONALITIES control DEVELOPMENT there is bound to be Failure and unfortunately I think we see that happening, and EXACTLY in Bailey. There are actually names to this attack on community Peace while their Agendas are merely selfish and limited, and not goal-seeking community aspirations AT ALL, which is expressed in real life as a dwindling populace with fewer and fewer hopes ahead except for the areas N of their location.

Consumers come to me for the Raw Truth and that is all I deliver or am required to, either. It is not as palatable to everyone as it might be, but as the Messenger that is not my fault -- nor problem, either. I was born in CO 62 years ago and have never left Her, however She appears to have been abandoned by some who have only claimed to have Her and OUR best interests at heart. The future pages here will reflect that I have run completely out of BS and am focused on TRUTH and JUSTICE, period, as those elements alone drive the engines of both Society and Commerce, in a healthy environment. EASILY the highest number of complaints that I get, are about this particular issue. No names, just words and the ENERGY behind them, please notice those and ask yourself if you would INSTRUCT ME TO PUT YOU THERE?

Excuse me, but this holier than though attitude will not help your cause. Burland is not the center of the universe and did you think that maybe Pine Junction, CO, Jefferson County may have a lot more in common with the concerns of this thread rather then Fairplay or Lake George, Park County? I also bet you wouldn't mind nearby Jeffco residents signing the petition stated in this thread. Casting your line out as far as possible may help your cause - especially if you want to try to suggest alternative locations for such a business. Alienating your "285 area neighbors" will not do the trick.

Here is a proverbial TOAST! for the prospect that the Delwood commercial lot will be purchased by the same developer of anything that goes on around it, and that it receives a full commercial septic and all the bills and whistles that go along with SUCCESS at that location and for the TOP of Crow Hill where the New Bailey will be born imho:

I see that the dialogue on Pinecam has become only more toxic on this issue but that "happy2B" is getting close.

The TRUTH on this issue is, the closer you are to 285 the more exposed you are to future development.

You cannot take advantage of having close proximity to a big highway, without being burdened by that same element and factor.

When the purchase is selected, it is chosen with that factor in mind. If you only plan to live there long enough to get the kids through college, that is long enough. The controlling elements are your expectation and whether they are reasonable.

Residents should have a dual focus:

1. What the impact of APPROVAL of the proposal will be.

2. What the impact of DENIAL of the proposal will be: will the next applicant be better, or worse?

Betting there will BE no future applicant is a poor one, is my personal bet on the issue at Delwood.

It is a choice between Evils so the big question is: will this lot generate benefits for the county, nearby residents or anyone else, through its being USED in the proposed manner? and along those same lines, what do residents THINK big lots near 285 should be used for instead? since the LUR has pretty well invaded them in its future vision for County revenue and residential purposes as well.

Should it come down to voting for County Commissioner positions, please know that is When and Where many of us came into this picture, many years ago.

imho voters and residents should ALL be focused on the light and noise pollution issues since it IS possible to mitigate them as was demanded by citizens around the King Soopers, and was NOT provided to those near the new Safeway. If you end up going through a hard commute only to find a 24/7 neon sign beneath you in a valley, there is no point to that and you will call me begging for relief. As stated in other threads, I'll call a lister for you and that is all I can do to assist you, that neon light is forever and the stars are now GONE.
