You need to read the CO regs on mineral rights.
You can wake up with a rig in your yard and you can't do anything about it.
Got friends in Longmont that just had that happen.
You should read the ballot initiatives that have been proposed that would allow local communities to override the regulations that exempt mineral right owners from local zoning regulations. The initiatives would require that oil and gas production obey the same zoning regulations as every other industry rather than the special exemption that they currently have.
