Real estate may not be rising like it was but I don’t think it will tank, yet. There’s still a big supply shortage… my house should hit the market around Sept 1st when vacations are over and kids back in school. Hopefully Joe doesn’t do any more major damage before that time.

FROM A REALTOR'S VIEWPOINT.....clients WANT TO BE SETTLED INTO NEW HOME,before school restarts....changing schools is unsettling and chaotic.and kids do NOT WANT to be the "new kid"....advisable to have CONTRACT CLOSED BEFORE THIS TIME-FRAME...(and Mercury is retrograde MOST of Sept.,
negotiations ill advised would be what your mother would say).....JMO.
My neighborhood is right next to Lakewood Country Club (100k a year membership), and when a high end house comes on the market many of the potential buyers are wealthy club members who would never put their kids in a surrounding public school ( if they even have kids). I have zero worry about selling my restored mid century modern home on 3/4 of an acre.

3/4 acre(landscaped and well appointed house interior) should go FAST WITH MULTIPLE OFFERS......A
CASH DEAL WOULD BE IDEAL (given Mercury retrograde)...in fact, cash deals r becoming common and
large corps r outbidding others. PLEASE do not make the mistake we made,our broker/owner drew up the contract ,WITHOUT a protection clause (stating closing upon suitable home replacement) He did not CYA
for us....the buyer would NOT budge on closing date...30 days out...we had NO OPTIONS and ended up with a home that was good,but more expensive than we felt comfortable with. (it was a frantic timeframe.we did not want to rent,had no other alternatives). LESSON LEARNED....always make sure realtor has your back.
