Radon is a naturally occurring, odorless, colorless gas that is emitted when uranium in the soil decays. Radon is trapped in our homes through cracks in the foundation or other natural openings.
Living in a home with elevated radon levels can cause serious health issues including lung cancer. The only way to know if your home has elevated radon levels is to test.
How does radon affect the buying and selling process?
Since the only way to know if your home has radon is to test, it is common during the sale of a home that the home is tested for radon. If the results come in higher than the EPA recommended level, it is common that a radon mitigation system will be requested to be installed.
Living in the Colorado mountains means that your home may have more elevated levels of radon than other areas. However it is common that radon levels can be high all along the Front Range and Denver Metro neighborhoods.
