#1 - Interview Agents - Find the Realtor that will best represent your needs with superior marketing, communication and negotiation skills.
#2 - Preparing Your House to Sell - You will want to get your property ready for photos and showings.
#3 - Showings - Showings will begin on your house, it is important that you keep the house clean and in show ready condition to wow your potential buyers.
#4 - Offers - Once we receive an offer, we will evaluate the terms and conditions. If we receive multiple offers, we will compare each offer and discuss which one is best for your situation.
#5 - Negotiations - If there are any terms that are not agreeable to you, we will negotiate with the buyer(s) for more acceptable terms and a win-win agreement.
#6 - Inspections - Once we are under contract the buyer will schedule their inspections. At this time buyers may ask for some repairs. We will negotiate with the buyers to address their concerns and any items you are willing to address.
#7 - Appraisal - After inspections are completed the lender will order an appraisal for the purpose of the loan and a third party's opinion of value.
#8 - Clear to Close - The buyer will work with the lender on getting all requested documentation so they can receive a clear to close.
#9 - Closing - Happy Closing Day - We will coordinate a day/time for you to sign all closing documents.
#10 - Possession - You will need to be sure to have the house ready for the buyers to take ownership by having all your possessions moved out and the house in clean condition by the possession date.
