Five acres can sound incredible—but how much of it is actually usable? A driveway may look perfectly manageable now—but what will it be like in February?

Buying a foothills home often means evaluating details that don’t appear prominently in the listing: well and septic systems, wildfire mitigation, homeowners insurance, propane, internet availability, road maintenance, sun exposure, and snow removal.

Then there are the features that are difficult for an online estimate to measure, including views, privacy, usable land, access, construction quality, outbuildings, and the overall lifestyle the property offers.

These things don’t necessarily make a home good or bad—they help determine whether it is the right fit for the person buying it.
