When it comes to Zillow users browsing dream homes online, Evergreen is a top three most popular small town of 2021, according to a new report from the real estate giant.
Zillow based its ranking on page-view traffic, available housing inventory, price appreciation and other housing barometers such as median sales count that indicate consumer demand. The rankings indicate places people are dreaming about living in rather than where they are actually moving. Zillow's analysis indicates that during the pandemic, people have been thinking about moving more than ever.
Evergreen, which is in Jefferson County about 30 miles west of Denver, came in No. 3.
The most popular places on Zillow reflect a couple of trends we’ve been seeing throughout the pandemic. Notably, those who can now work remotely, at least occasionally, are exploring new opportunities in areas that offer relative affordability and year-round outdoor living.
Most popular small town: Calabasas, California
Zillow defined “small towns” as cities with populations of between 15,000 and 25,000. After South Lake Tahoe on this list is Calabasas. Calabasas is not your everyday small town. The typical home here is valued at more than $1.5 million, and the area is known as a hot spot for celebrity residents. Zillow surfers also spend time exploring dream homes in Evergreen, Colorado, which came in third in this category, behind South Lake Tahoe and Calabasas.
With Zillow defining a 'small town' as a place with between 15,000 and 25,000 residents, the unincorporated town of Evergreen was listed as the third most popular spot in the 'small town' category among their online users.
What could be making Evergreen so popular? It could have something to do with its relatively close proximity to an urban landscape. Offering easy access to a major metropolitan area without forcing residents to cede a connection to nature, this spot tends to provide those that live here with the best of both worlds.
