A local developer has started the pre-application process with Clear Creek County to rezone lots near the high school with a long-term goal of building 400 townhomes, condominiums and single-family houses at the base of Floyd Hill. However, he’s facing some opposition from neighbors.
The developer, Brian Roberts of ROBERTS Real Estate Development based in Evergreen, said: “I don’t want to see more houses built on hilltops with septic systems. We need more dense projects, and I-70 is the perfect place. ...We can’t preserve every piece of land, but this property is next to a high school, a sewer plant and a highway. That’s what you try to develop.”
However, during community meetings, residents were concerned about increased traffic and unsustainable water use, with some residents completely opposing the proposed development.
