Since we KNOW U R upper middle class (gleaned from your postings about work)......U have the luxury
of waiting it out (mortgage not being in forebearance/short sale OR a landlord putting your life possessions
at the curb....not to mention,children with empty stomachs and a floor to sleep on IF they are lucky,
could be a car seat.

The actual reality is that banks and landlords are in no big hurry to throw out those who are past due. The press and social media would go after them. Some landlords are even offering discounts. I saw a Golden apartment complex that was offering 50% off rent through 2021.

I am no longer a landlord as I sold off a couple of years ago but... when I was, I was confronted with 3 tenants who couldn’t pay their December rent. I used a management service to collect rents and they were pretty strict on their guidelines. They were required to get my permission to evict though and I refused. I wouldn’t kick anyone out of their home at Christmas. Funny thing was that every one of those tenants got their bills up to date and became the most reliable tenants that I had. Not every landlord is a Scrooge just waiting to pounce. These stereotypes are dangerous.
