IF this was very recent (last couple of days),this deal was in the shadow of Mercury retrograde....ask your
step mom about contractual agreements during Mercury retrograde. ALSO, (not a realtor),BUT a first right of refusal clause in the contract could have been written to protect u,if you had a contractual agreement in hand. (just as a thought,MAYBE u could negotiate with the winning buyer,after HIS deal closes.perhaps he would NOT want the headaches of refurbishing/updating a project lodge.) ALSO, a deal is NOT FOR CERTAIN, until u r at the closing table with signed doc. HAS HE CLOSED ON THIS DEAL or is it pending?
IF pending, there is MUCH that can go wrong (especially if this deal is current and is progressing in a mercury retrograde period....there is an old adage among realtors...a deal is not done till it closes. Meaning DO NOT COUNT ON ANYTHING TILL THE DOCS R SIGNED AND MONEY TRANSFERRED AT CLOSING.
It is somewhat sad that u want out of Colorado., because RIDGEWAY is at 7,000 feet and the views/locations for housing r to die for,small town (much like what conifer use to be back in the late 90's)

This is a very unique situation in that we were buying the business but the land is owned by the forest service an d leased to the buyer for 4-6% of the income (less any improvements we would make) . The buyer must provide the forest service a rehab plan since it's a historical property built around 1915. I already had the plan pretty much made except for the new leach field. I was about to deliver earnest money to start the approval process for the 4 permits (cabin rentals, restaurant, snowmobile rentals, rv spots).
Unfortunately we had no standing to hold the deal so we are out of luck unless the buyer fails to satisfy the forest service.
I love Colorado and would love to stay, but I've been watching this state going into the same direction as CA and I'd rather move to a state where my values and ideology are in the majority and the governor doesn't have a leftist agenda. I've been here for 58 years and it's time to go. The only good thing is that when I lost my business due to cancer I was able to keep my house. I bought it for $330k in 2000 and now its worth about 1.4 million (lots of sweat equity included). I want to escape before the inevitable crash.

I am a 3 gen. Coloradan, I have always called it home (Alaska is no. 1 ,tho).....at first I was just dismayed and
somewhat discouraged at the radical revision of this state,both physically and mindset. NOW, my DH and I r discussing (for about a year now) getting out.....I told him I NO LONGER even recognize the state and feel NO affinity at all. BUT, just like U,WHERE TO MOVE???? I will not move east of the Mississippi,he will not move north....he is cold nature d now and I am NOT fond of hi humidity and high heat.....we have looked and looked AND looked....it keeps coming back to the same equation.....the present situation we have, is OPTIMUM ,for our age and in 3 years the house deed will be ours.(the last 60,000 being retired by the HOMESTEAD ACT). When age slams u into the wall...(who knew,I still feel 62 )...your pov radically revises.
SO-O-O we reluctantly have accepted the reality of staying in Montrose. (Of course ,winning the lottery/or an unexpected windfall would change that in a new york second.)
Just as an after thought, your step mom COULD BE OF HELP.....if you are truly vested in this project and want an understanding of what MAY HAPPEN to the outcome of the present buyer's deal (unless it has already closed and met all the requirements)....ask your step mom about setting up a HORARY CHART.
U should have the closest date/time of the past event or when u got the information and she will erect a chart
for u as a querent.(person asking the question).

I'm not so sure that "u remind me of my stepmom" was a compliment. I would like to think being wiser comes with age. ASSISTING someone or attempting to be of help to a stranger is a foundation of Judaism and the Torah is explicit about that endeavor. Kabbalah practices r the same.
ANYWAY, when I read your reply about the property,I got an immediate sense that the complexity of the situation ALLOWS for an adjustment (IF THE DEAL IS PENDING). i THINK U STILL HAVE A CHANCE, IF YOUR DOCS R LINED OUT AND EXPLICIT. (realtor has to be efficient and advocate for u)
It was a compliment, she's a sweet person that I've always gotten along well with unless politics or religion enter into the conversation. I made it a point years ago to not bring up subjects where we disagree because there is no upside and she is as set in her ideology as I am in mine.
The guy buying the lodges is in the process of being aproved by the forest service so there's always a chance they find something in his history that causes them to reject him. I'm next in line if that happens but I'm asuming he gets approved so I don't experience a second let down.

As i understand it then, the deal is PENDING STATUS and has NOT CLOSED....of course the bureaucracy
will be as slow as a snail....BUT, I understand hoping for the best,but expecting the worst....saves alot of
shattered dreams. AGAIN, a deal is NOT done till ALL financing (monies)is on the table and docs r delivered. U have a second chance, IF the property is meant for u.
A personal example....our 1st home in Bailey. we were "just looking" as city folk, the realtor showed us
1/2 dozen homes in our price range. ALL just not right,we really wanted/were waiting for an offer to relo to Anchorage,AK....we explained that IF something was absolutely perfect,we would forgo ALASKA. (she was getting frustrated about our commitment to move to the mountains)
TWO WEEKS later she called "I have what I think U would really want,it has not hit the MLS... r u serious about a mtn home?
We toured the home (THIS was the home that "hugged us"as we walked thru the door. We didn't even look at the rest of the home,we looked at each other and KNEW.
BACKSTORY TO THIS LONG NARRATIVE...the reason the house was getting ready to list.. The owner
worked for a dentist and was EMBEZZLING much money,for many years. Business changed hands and the NEW owner did an audit and found the amazing amount of money missing.
He confronted the person and told them...I will not press charges,u will not go to jail....BUT U WILL SELL YOUR HOUSE AND I WILL TAKE ALL PROCEEDS.AT THE CLOSING. (THE TITLE WAS FREE AND CLEAR). He was at the office right after closing to pick up the check. I found this out several months after.
