I could see a sporting goods on a small scale maybe doing fair.
A movie theater I don't know you can get movies at home within a few weeks of their release. We haven't been to a movie in 15 years and don't care to go.
Maybe worth a try.

Big R is part sporting goods too. So I think with all the variety it will do quite well up here.

We do most all our shopping on the internet.
I stock up at Costco about every 3 or 4 months. Put meat in the freezer myself.
All the sporting goods I order on line, ammo etc.

Let's step back in time.

ON Meadow Drive in Evergreen, there used to be a two screen theater and the did very very well, until Frank decided to close it for personal reasons. In Story City, Iowa, there is a one screen theater that's been there since the 1920s - and still runs. Both of these businesses worked/work because they didn't try to become huge.

The bowling alleys in Denver are BOOMING. YOu can't get a lane for the longest time, and people are going there.

Why are the smaller theaters - especially second run theaters that give you a drink and popcorn with the ticket price - and bowling alleys doing so well right now? The economy. People want cheap, time filling entertainment - both of these type of places do just that.

Yeah, now really is the time to invest in doing somethng like that - there's space available, if you would choose to do so.

(BTW, last I checked, Black Knight Games was thriving and opening a second location in Denver.)

I don't know about an art gallery, but I think an artisans co-op would do well. The problem is the high rents being charged. i don't think Staubach cares how much empty space they have.

I suspect online shopping is going to change a lot sometime in the next few years. I'm guessing they will have to start charging sales tax, which will drastically change the "shopping" market. Right now there is an 7-10% difference between the competitive balance of the 2.

I like the idea of a theater, and from my experience, the owners make a HUGE difference.

Too bad future generations aren't here to see all the great things we are spending their $$ on!!

Don't matter if they charge a tax. You didn't spend your time driving, your gas etc. I don't care.
And like I said how many people go to the movies up here when you have so much other OUTDOOR stuff to do. City folk like movies cause they are not tuned to the outdoors.

Well, I would suspect a surprising amount actually. Can't count how many times people ask me "did you watch insert name of some tv show, program, movie, whatever here. last night?" and I have no idea what they're talking about. Thinking community wise, these people are our neighbors and can't often tell you whether or not deer or elk have moved through their yards, the difference between bobcat and lynx and I'd just love to slap the hell out of people when they say "I heard a mountain lion last night"...... on a side tangent, they most likely heard a fox because they make a very unique screech/yowl. Mountain lions? By the time you've heard one, you're already on its menu, they are VERY stealthy and like bobcats do not like to make noise... but back on topic.

The point is, too many people who have moved into the area up here are just oblivious to their surroundings and can't function out of a society structure. They are 'city' who have moved in and have the nerve to look at us funny when we say, "No I didn't watch tv, I was watching a funny and witty match between two foxes and chicken bone." We have no lives in their eyes, and they think WE need to move out. Get enough of them in one spot and we'll become the outsiders.
